Even when the sponsor admitted to numbers (close to $1M) not adding up or false statements being made, she made no attempt further push the issue.

So going to attempt something more local first. :)We definitely want to invest in true vacation rentals as well but this will be a good learning process with not as much risk to start.  

They both had good intentions and I have personally seen the inner workings of the business in attempting the "Done for you" model.

Their pivot to ADUs more recently is an attempt to increase affordable housing in many of those same areas. 

--Conclusion/Confusion...Likelihood of Execution----I attempted to plug these into the CoC formula and ARR but got the same percentages for both. 

The buyer will, if they get screwed, attempt to get whatever they can from the seller, and from YOU, as the wholesaler. ...In sum - if the above sounds appealing to you, go for it! 

I know I want to do this but am suffering from a bit of analysis paralysis trying to figure out if I should jump right in and do small multi-family project or just do a small deal to get my feet wet where if I mess up it wont derail the whole endeavor.
