@Henry EdehI agree with @Jennifer Ashmore that the Little Rock metro area is more suitable for mid-term to long-term rentals. While I have not personally used Airbnb, I believe central Arkansas is an excellent location for long-term investment. The presence of the Air Force base in Jacksonville, AR, along with numerous government jobs in Little Rock, offers a foundation of stability and consistency for investors.

@Hector Lewis - The decision ultimately depends on your current cash reserves relative to your financial needs, as well as your willingness to reinvest for potential appreciation. Personally, I advocate for a long-term investment strategy and would recommend investing the funds, provided you are comfortable with the expected return on investment over time.

@Chase Calhoun mainly we work with local builders but we have also purchased from the regional builders as well. Yes we avoid custom work to help keep cost down.

@Chase Calhoun - great looking product you have built. We are proactively purchasing BTR's in Ward, Cabot, Jacksonville and Benton areas. For the most part the homes have been under $225,000 renting between $1495 - $1695 range. Focusing on homes that area ideally under 1500 sq ft.

SW Little Rock is solid for rentals in my opinion. Been buying in Little Rock metro area for the last 7 years and SW has been one of our main areas.

I have to agree with @Lauren McNary Little Rock is solid. Lots of road construction going on throughout the city to improve infrastructure. I have been investing in Central Ark for the past five years and found it to be overall a great experience for steady cash flow.

If you are in need of some plumbing recommendations please let me know. Unfortunately the plumbing in some parts of Central Ark is pretty bad.
