@Brandon Baker we have avoided North I-30 and some of the rural areas closer to the airport but aside from that Jacksonville, Sherwood, Maumelle, Benton, Alexander, West Little Rock , SW Little Rock, and North Little Rock all have been great areas for us. 

@Stuart Hurst Congrats, Jacksonville, AR is an excellent rental market. 

Little Rock metro area is a great area for rentals with steady growth. 

We have been focusing on North County area for the last two years (Florissant, Hazelwood, Black Jack, Spanish Lakes, and little bit in Dellwood and Castle Point.) Looking for recommendations on new area's that have houses under $200k ARV.

Our company has been active in Saint Louis this year and we have been staying north & west of 270 (Florissant, Spanish Lakes, Saint Charles, Saint Peters, and etc.) 

For my personal investments: After purchasing a houses with tenants in place I give them the option to renew at the market rate + run a credit check but if I know from the previous sellers that the tenant is a problem I move forward with giving them a 30 day notice to vacate. 

Little Rock metro area is an excellent buy and hold area.
