I have a friend who asked me where he could search 2-4 unit properties to purchase in Michigan. I told him to check out Redfin, as people without MLS access have pretty good luck with that in Seattle; however, he said it hasn't really caught up there yet. Is anyone in Michigan using a website that doesn't require MLS access to view 2-4 unit properties? Thank You,

Greetings - I have a client whom is interested in potentially selling a large hotel (multiple buildings) located in the Downtown CBD Core of Eastern Washington (state). Sales comparable are not readily available for the hotel industry so I am curious as to how most investors are valuating these investments on both acquisition and disposition. There are obviously a lot of variables; however, I am just looking for some general guidance. I have a good grasp of valuation on most all other commercial asset classes, just not sure what I need to tweak to accommodate hotel type asset.

We are overdue for an earthquake, but no one has a crystal ball and were talking year spans we can't really comprehend for our lifetimes. When I am crawling around in my crawl spaces I always worry about it, but not enough to ever justify paying for earthquake insurance (if the big one hits there will likely be way worse problems than just your buildings)

My friend just did the same thing but to Michigan, I keep telling him WTF move back. I like your ideas. I myself had a very, very hard time finding a short-term rental when I was looking to move (I have two labs and a house bunny, all extremely well behaved). I own 10 rental units and have monthly income, but I still couldn't find a rental. I got so frustrated trying to rent I ended up buying another duplex, but that would be hard to get financing without a job lined up. I wish you the best of luck and still say do it!

I love my accountant and attorney. Feel free to message for their contact. Attorney in Seattle (works for himself on real estate deals now days), and CPA is in Everett.

Annnnd, the new meters, new plumbing and everything were installed and switched over today. A great success, all looks good!

We use pex a lot here in Indiana. Love it...

 All six units are already plumbed with CPVC and it is way too expensive to re-plumb the entire building(s). Wish they were PEX, I love PEX too!!

 I got 300' rolls of 200psi poly, we are good. It's all hooked up!

I should add we have all the lines ran into each of the crawl spaces - that was some work, wow. Hooking up new meters and lines tomorrow!
