@Michael McInerney would love to hear more about your add-a-level project in Livingston if you have some time. I am an investor focused on livingston, nj and adding a level is always something that is of interest but scares me (alot) so would love to leverage your experience. Seems like you did well on this investment

@Tom Mole any strategies that you have used to make your "driving for dollars" trips more effective? What's the best piece of advice you can share?

@Paresh P. I hear what you are saying especially here in Jersey City where demand had fallen off the cliff. I was able to rent a similar property for $2,350 in September but now with cases going up, not sure if there is still demand. Have you been able to rent a property recently in Jersey City? My other option is to get an attorney involved which would prompt them to pay the $750 owed but the attorney that I have chatted with briefly suggested charging $1,500 for his services and that was to evict them (not something I want to do when they are willing to walk out on their own).

@Bill B. appreciate the advise. I eventually got a local pool company to take a quick look and everything was working fine.

@Jonathan R McLaughlin thanks for the feedback. They are currently paying $2,850 which is their lease amount. Its really the $750 that they are not paying from March. Really Appreciate your feedback.

@Jonathan R McLaughlin I was thinking that its best to get rid of these tenants but given where we are in the COVID cycle and where rents are... not sure that I will be able to rerent the unit easily. But I hear you... live is too short and don't need this problem set.
