@Dave Foster, you mentioned in your post that there are always situations where a hold period of less than a year would be appropriate for a 1031 exchange. Can you elaborate?

@ Tim Chapman, good point on the larger tiles. Based on the feedback from you and Mindy, I think I am going to stick with a 12x12 tiles for the flooring and possibly 12x18 or 12x24 tiles on the shower walls. Have you recently done a project where you renovated the entire bathroom. Looking to leverage your experience to ensure a cohesive bathroom design.

@Ro Maga - Thanks for your input. This property was in 1973. Property has good bones but needs an entire gut renovation. 

@Grady L. the 24" tiles seems to be in style in my area but good point on the ease of working with them. I am considering using these tiles on the floor 6x24 Montagna Dapple Gray http://www.homedepot.com/p/MARAZZI-Montagna-Dapple...

Any thoughts on what to match on the wall next to shower?

Bob - I really liked your idea of following recently renovated properties in the area. Unfortunately my nearest comp has a property sitting on the market for the last three months. Now I know that there could be a wide variety of reasons for the property to be sitting the most important being the prices but when I saw the renovation that this flipper did, it was all basic stuff, nothing spectacular. So I decided to take a bit of a different route. I wanted to ask the BP community to help me determine some new trendy bathroom designs which will make my property stand out from the crowd. I heard one developer mention 3D tiles but those are expensive and not sure if my area will support that kind of finish. One cool idea that I heard was heated floors which I am going to do. But are there any other designs that you guys think will be helpful?

Hello Biggerpockets, 

I am doing my first flip and really need advice from the professionals. I need help with bathroom design. More specifically, what kind of tiles are good on the floor as well as the wall next to the shower. Any help would be much appreciated.

@Nadira Dawson, how was your experience with Mr. Khan? Would you recommend him. I have done numerous closings in MD and never used an attorney but it seems like up here in Northern NJ, attorney is a must. I am dealing with Fannie Mae and debating whether I need one especially given that Fannie is getting an attorney (which is strange). Any recommendation on reliable / cost effective attorney in the Livingston / Northern NJ area will be much appreciated.
