Investment Info:

Small multi-family (2-4 units) buy & hold investment in York.

Purchase price: $106,180
Cash invested: $32,000

Triplex was part of a 3 building (7 unit) deal with one seller. He had one duplex listed on MLS. I made an offer sight unseen based off rental income (2% rule). He replied saying he'd consider a package deal if I bought all 3 of his buildings. 240k for 7 units with gross monthly income of $4,580.

What made you interested in investing in this type of deal?

Low cost to high income.

How did you find this deal and how did you negotiate it?

MLS through real estate agent.

How did you finance this deal?

Conventional Financing through Freedom Mortgage

How did you add value to the deal?

N/A

What was the outcome?

Holding

Lessons learned? Challenges?

Would have gotten property management immediately to take over after closing instead of waiting a month and a half.

Single-family residence buy & hold investment in Waynesboro.

Purchase price: $50,000
Cash invested: $50,000

Listed for 75k, offered 50k cash to close in 2 weeks. Had tenant with lease through 02/2021 in place paying $850 and all utilities.

What made you interested in investing in this type of deal?

Low cost to income ratio.

How did you find this deal and how did you negotiate it?

On MLS, through realtor.

How did you finance this deal?

Fund and Grow business credit cards.

Still holding, same tenant. In process of cash out refinancing.

Monthly Income / purchase price = x.x%

It’s just a quick easy way to quickly get a general number for a property if it worth looking further.


example: 

monthly rent 1,000$ / purchase price 100,000$ = 1.0%

Monthly rent 1,500$ / purchase price 100,000$ = 1.5%


Usually Things above 1% are worth looking at... of course other expenses come in to play when getting closer to finalizing a letter of intent or offer, such as insurance, utilities, property taxes, and other costs...

my rules are a minimum of 100$ per door (unit) cash flow after all expenses are paid and 20% reserves set aside.

What tells you it’s a scam? When you say “most lenders” does that mean there are some that don’t?

Investor states medical bills ruined credit last year. Says he will provide 25% down and all I need to do is get loan in my name and provide 65k down for escrow and costs. States I’ll even get 65k back at closing. Says he owns over 20 million in other assets and provided addresses.

If it’s too good to be true, it usually is...

Cash invested: $21,750

Duplex with two 1br units. Tenants pay all utilities. Each rented for 650$ month. Total income 1300$ Monthly.

What made you interested in investing in this type of deal?

Biggerpockets Calculators and analyzing enough deals that way led me to go by the 1.5% rule. Rents must be 1.5% of purchase price in order to cash flow. Multi-families have several revenue streams rather than one. Finding properties with few owner operator costs (utilities).

How did you find this deal and how did you negotiate it?

Found it on MLS with a my PA realtor. Set up a showing and found it was mostly turnkey. Asking price was 99,900$, market rent should be 1300$ income, 1.5% rule says purchase price should be 87,000$. Made the offer and it was accepted.

How did you finance this deal?

Traditional bank lending, 25% down, 4.875% interest over 30 years. Financed down payment and closing costs with getting a note on my truck at 4.59% interest over 6yrs.

How did you add value to the deal?

I'll spend 1000-2000 on fixing an exterior flight of stairs and purchasing some appliances.

What was the outcome?

Working on finding HELOC lender for investment properties to pull out equity to finance next deal.

Bank lending is slow.
