Craigslist multi million dollar commercial deal?

Investor states medical bills ruined credit last year. Says he will provide 25% down and all I need to do is get loan in my name and provide 65k down for escrow and costs. States I’ll even get 65k back at closing. Says he owns over 20 million in other assets and provided addresses.

If it’s too good to be true, it usually is...
what’s the deal?

How is it a scam? 

-it is posted on CL, not known as a hot bed for CRE investors

-if he has the 25% down ($1.875M) why does he need your measly $65k? 

-CRE loans are a world apart from residential loans and even if the medical story was true, he could explain it to the loan officer and the "$20m in other RE" he "owns" would dwarf his FICO score issue.

-The asset is "selling" for an 8.6 Cap, which is odd.  

Taken those facts in their totality... it is a Scam with a capital S.
