@Account Closed Welcome to BP. I live in Gaithersburg, MD. I bought my first property December 2019 and now own 9 buildings (19 units). I own properties in Chambersburg, York, waynesboro, and Harrisburg. A 2% deal is a property that has a monthly rental income that is equivalent to 2% of the property’s purchase price. ie 50k property with 1000$ a month rent.

I am in Gaithersburg MD myself. I have easily found 2% deas in these areas off the MLS (without having to spend a massive amount of time and energy finding deals).

What is your experience thus far? Do you have a W2 job in addition to REI? Where are you located? What are your goals or objectives in real estate?

I own a duplex in Chambersburg in addition to a duplex and sfh in waynesboro, PA. I have 4 multi family properties in York and 2 in Harrisburg as well.

Sounds like a real opportunity! I wish I had a straight A-B answer for you but I don’t. I’m pretty new in the real estate as well.

My thought is that if you go into with you main focus “how do I buy this property” it will be a struggle.

If you remember one thing “I want to solve this persons problem and grow my portfolio.”  no matter what happens, you’ll come out better on the other end. Those are your own words of course!

What’s the name prat that could happen? You learn a ton trying to help someone?

I paid below market value for them but plan to just hold right now as they cash flow well, are fully occupied, and don’t need any rehab.
