Best DFW rental area...Grapevine, or The Colony...?

To all the Dallas - Fort Worth investors. I'm looking at 2 properties. One is in Grapevine, and the other is in The Colony...which area will be best for rentals in the next 10-15 years? Currently rents are high in both areas....what are your opinions? Where would you invest in a SFR...?

I'd guess you will see better appreciation in Grapevine. Better per capita income, DFW Airport, and increasingly a tourist destination.
