There's definitely a lot of ways you can do with real estate investing. However, I would advice to have a solid goal and plan. If you are super new with it, I suggest to do house hacking. You will be able to explore real estate with it - becoming a landlord and know the ins and outs or learn to do some renovations while living in the property.

Have you thought about connecting with other investors around your area? When I started to be more curious for real estate, I make sure that I am surrounded with mind a like people and learn from them too!

If I were you, I would try to get into buying a property soon before you become a self employed. Are you thinking of house hacking a multi family property or single family house. Talk to a lender and see what your financing options are.

Welcome to BP, Micharl! You definitely came in the right place! I am so excited for you! Do you know which route you want to take? I would advice for you to write down your goals with real estate investing. Just for an example in my situation, I was limited in funding so I chose to do FHA and bought a duplex. I am able to rent out the other side while I am living on the other. My mortgage is almost free plus I get to know the ins and outs of being a landlord. Have you attended some REI groups (facebook have tons of it) I would go for some to get your name out there plus network some folks!

 Hello Bugsy,

What I ALWAYS keep in mind is LOCSTION LOCATION LOCATION! I am not sure where you want to invest in but you definitely do not want a house that will just eat up your money and not appreciate. Make sure you run the numbers and see if it makes sense!

 Hello Matt. Welcome to BP!

Converting a garage room into a bedroom sometimes does affect the value of the property... especially if it wasn't done nicely. If the property is located where HOA is presence, that may be an issue. Double check if the association if you can do such thing.

 Welcome to the forums, Lena! 17!! Wow you are super smart that you wanted to invest in real estate! You are definitely in the right place to get connect with folks that have some some deals and other new investors too. Definitely find out which firm you wanted to be part of. 

Just a friendly reminder that selling real estate is not an easy business but if you chose to be with a firm or brokerage that can guide you to your success then you'll be up there. You can start interviewing firms too to make sure they would be a right fit for you. Look far beyond commission splits too. Go to networking events (facebook have tons of it). I could go on and on but...

The first advice I love to tell the new investors, is to connect with other investors in your area (facebook have tons of them). It is amazing what information they can prove you. Also, write out your goals in real estate and WHY. Once you feel like you already know what type of properties, where in the area --- then connect with an investor friendly realtor that knows the area. Also, I would invest some time to listen to podcast, there's that one podcast with Brandon Turner (90 day challenge) you listen to it!
