House Hacking Garage Room

Hi,

My name is Matt and I’m looking at purchasing a home with an above garage space that needs complete reno to be turned into a livable apartment(plumbing/drywall/etc). Here are my questions..

1)If HOA has anything against renting this space should I give up on this neighborhood?

2) What kind of costs could we be looking at refinishing this space? Good for newbie DIY’er?

3)Anything I missed that I should do my due diligence on before getting into this home when it comes to the house-hacking ability? Any reason why house-hacking these could be a bad idea/what to look out for?
