Hi Rich!

I work with a real estate acquisition firm that functions like a supercharged wholesaler.  We get 10-15 properties a month all over Southern California, both on and off market.  Most of our properties are in Orange County and LA County and we are based out of Orange.  Shoot me a call anytime!

What is a good resource to stay in touch with the LA real estate market?  I'm looking for something like a magazine, podcast, newspaper, blog.   Something that is in touch with what's going on out here.

Post: How to Convert Duplex to Condos and Sell Separately?

Hi All!

This post is a special shout out to anybody that has experience dealing with development in Orange County beach cities.  I am trying to wholesale an off market property in Newport Beach (Corona Del Mar specifically).  The major issue is that the property currently sits as a duplex but the comps in the area show a huge equity spread in selling condos individually.  The play would be to tear down the duplex and redevelop the property as two condos and sell them one at a time.  Does anyone have any insight or experience into the process of actually doing this?  The costs, timeline, etc.?  I have no experience doing anything like this so I don't really know how to explain it to any potential buyer but clearly it is done in the area.  I spoke with a city planner today and his explanation a little fast and a bit overwhelming.  Any advice?  Thank  you.

Hi guys!  First post here in the marketplace!  I work with New Western Acquisitions in California out of our LA/OC office. Below is a description of the property.  Feel free to contact me directly if you have any further questions!

OFF MARKET DEAL with potentially a huge spread. The property will probably need an addition of 800-1000 sq ft in order to maximize the value for an investor (current square footage is 785 sf). Average price per sqft of $450 throughout the area and if done right it could sell retail as high as $800k. The property is in great shape with many upgrades including a huge 2 car detached garage. Huge flat buildable lot on an interior street with tons of upside. Currently occupied and the seller will remain in possession for 21 days after closing with $10k held back in escrow until vacant. This will give an investor time to get the permits approved for the addition. Looking to close no later than 6/30/15.  Contact me immediately for more info.

Purchase Price: $439,900

Rehab: $100,000+

ARV: $725,000+

Is anyone familiar with the LARD15 zoning?  I'm looking at a property this afternoon and I'm not really sure what my options are.  From looking at the zoning regulations, it seems like I can build multiple "dwelling units" on the property.  I have no experience with the zoning and any guidance would help me out a lot!  Thanks!

I was wondering if anybody could recommend a hard money lender that is based out of Orange County with reasonable rates?  Preferably not Anchor Loans or Genesis Capital because I already use them.  Thank you!

Hi my name is Zachary Myers.  I'm newer to BiggerPockets and real estate investing in general.  I work for a wholesaler that specializes in distressed single family homes.  I'm looking to network with other real estate investors and I was wondering if there were any specific websites, meetup groups, or resources within BP that anybody else in my position has found particularly useful in their quest to connect with people.  Thanks!
