The "deal" needs to make sense!  I can't say that enough...

@Rudy G. Can you send me a link to the one you use in San Antonio?  When I look up court reporters for my county, I get swamped with actual "court reporter" websites.

Or is it something you have to physically look in the paper for?

@Ramon Martinez Looking at the last 10 deals we've done, 5 have been off market with 4/5 being through another wholesaler/investor and 1/5 came from our direct marketing campaign. The other 5 were standard sales off the MLS. Last month we had a successful REO transaction. We do the double close on every deal, so the above were all double closes.

We aren't scared of the MLS and have had a lot of success using it. Don't get me wrong, it really does get to points that feel like nails on a chalkboard; but there are deals on there.

Does anyone know where I can look and easily find building guidelines for different areas in the city of Los Angeles and/or LA county?  I'm looking for a resource that will easily tell me how large I can build on a certain size lot.  Thank you ahead of time!

Late post but as far as double closings go, in terms of a concurrent closing using transactional funding, we regularly do them in Orange and Los Angeles County.  By regular, I mean anywhere from 5-15 a month depending on the month.  I thought I'd throw that out there to let people know the method is alive and still very efficient.
