Hi guys!  First post here in the marketplace!  I work with New Western Acquisitions in California out of our LA/OC office. Below is a description of the property.  Feel free to contact me directly if you have any further questions!

OFF MARKET DEAL with potentially a huge spread. The property will probably need an addition of 800-1000 sq ft in order to maximize the value for an investor (current square footage is 785 sf).
