Try a commercial loan. Also, maybe try speaking with a local mortgage broker. They're normally really good resources for what you're trying to accomplish.

I recommend listening to quite a few BP podcasts before picking which angle you want to enter in to the market. Try to get the 30,000 foot view before focusing in on wholesaling. Also, if you're already intent on becoming a wholesaler, maybe do a cost/benefit analysis of either becoming a wholesaler or an agent before moving forward.

Good accountants will ask you lots of questions to get to know your specific situation before giving a quote. @Michael Plaks had a good analogy with the rehab scenario.

@Dennis Cobos - I haven't used them personally but I believe @Zach Lemaster with Rent to Retirement is a legitimate turnkey provider probably worth checking out. I think they have properties in Memphis. Either way, definitely do your due diligence with any provide your choose.

Many lenders will have you complete an IRS Form 4506-T so the lenders can pull the transcripts themselves. That might be a faster route but either way the IRS is way behind on everything at the moment.
