My First Cash Purchase and My First BRRRR

Investment Info:

Townhouse buy & hold investment in Harrisburg.

Purchase price: $35,000
Cash invested: $50,000

This was my first cash purchase and 1st BRRRR. I partnered up on this one where I brought most of the money to the deal. We put in about 13k in rehab and got the place to appraise at 69k allowing us to get back all of our money (and then some), while still cash flowing. A lease was signed where tenant is paying $950 rent with PITI at $471 and operating on an infinite return.
