@Jalen De Leon - It depends on a lot of things. For example, an 8% CoC return for a safe investment (good location, good tenants, etc.) is much better than an 8% CoC return for a risky investment (lousy location, bad tenants, etc.). It's important to focus on the return while also considering the other side of the coin; risk. Also, I was using 8% as an example. Every investor has different criteria and with high inflation, you'll at least want to beat the inflation rate on your return on investment.

@Antonio Raimondi - Look into househacking. You might not need as big of a downpayment as you think. If you reach out to some Realtors that work with househackers in your local market they should be able to point you in the right direction for more information.

@Kris Eubanks - it kind of depends on what you're interested in doing in real estate. If you need an intro, then How to Invest in Real Estate by Joshua Dorkin and Brandon Turner. If you're looking for something specific, like house hacking, or a realtor-related book, you can search the BiggerPockets store for the particular strategy you're interested in. If you want a general investing book, I recommend The Most Important Thing by Howard Marks, and if you're looking for a good business book, I recommend E-Myth by Michael Gerber. I hope this helps.
