Wow. Great recommendations. Thank you everyone for your help!

I'm looking to purchase a few rental properties in Rochester NY. I have the cash to buy them but would like to Refi after a few months and pull most or all my cash out. However most conventional banks have a minimum loan requirement of $75K with 75% LTV which means property needs to be $100K to get a refi. Other lenders will do a minimum loan of $50K at 75% LTV which means house needs to be appraised at $70K. Rochester cash flows very nicely but values are low. Most of the properties I'm looking at are about $40K-$60K ARV.

Anyone been able to refi with houses at this level and if so with who?

Does anyone have any recommendations for a property management company in Rochester NY? Looking for someone to manage several multifamily duplexes.

Also, what are you paying for property management in Rochester? I’ve heard anywhere from 9-11%. Also, some people have told me they pay the fee year round and some people told me they pay the fee when the property is rented and then pay the PM 1 month of rent when they find a new renter. What have you encountered?

I"m considering purchasing a property in Rochester NY as a rental property. Plan to hold it for maybe 10 years. Numbers look pretty decent but I'm scared of future value of the property because of its advanced age. The house is now 143 years old. Will be 153 years old by the time I'll want to sell. GC says so far it looks fine but should I even get into this? I ask from both a future structural standpoint and also a psychological standpoint with future buyers? Thoughts? Thanks!

That I know. But I would have thought that there would at least be a few contractors on the site that would respond. Any contractors???
