@Josh Yame I recently interviewed "That ADU guy" on our podcast and was blown away by the creative things he is doing with land hacking and adding ADUs to all kinds of properties. I think he would be an excellent resource. Check out his youtube channel.

Hi Nicholas, how large is your property? I've heard from Jesse Vasquez (big in medical professional housing) that he doesn't do rent by the room for liability reasons but I've heard many are successful with it. I don't do it because its a management hassle. If you have a larger MTR you may want to pivot to insurance claim stays. Depends on the asset you have.

@Nicole Heasley Beitenman it comes down to calendar management. If you current tenant doesn't want the car and is there for a month, open the calendar on turo, but keep it blocked for after that time and only open it after you hear whether your next tenant wants it. You can keep the car at the location of your MTR and have turo renters pick and drop off from there. 

I rented my car on turo for a few years back in 2016 but found it to be a hassle. You would have to either live close by for easy check in and out or try to find an semi automated way to do it. I have rented turos where they required that we returned it washed and vacuumed, so the owner didn't have to do it. There are creative ways to make it work.

Hey Jason, 

I have purchased in some B- / C+ areas and have worked to be in solid B neighborhoods since. The neighborhood dictates occupancy and the quality of tenants. 2026 is a long time so that part is nice, but you may be forced to sell then because if the area hasn't improved significantly I doubt a mid-tern rental would work. Safety is the number one concern for those tenants.

@Matthew F. When you listing is new, Airbnb gives it a boost for the first 2 days, and if you get bookings, you will continue to show up high in the search. That drops off once activity slows down. If you have successful stays and get positive reviews you will receive another boost. 

Some ways you can improve your search ranking is opening your calendar 1 year in advance (there is a setting for this), having instant book on, and applying promotions (this has to be done manually).

Hey Bryana, 

It depends on what your interest rate was in 2021. I'm guessing it was quite favorable, so a HELOC might make the most sense, at least while rates are still high. Instead of rolling it into an LLC you can just get an umbrella policy. I've run a short term rental business over 10 years and have been find with my umbrella.
