Hey @Alexandra Garcia thanks for picking up our book! 

Self-managing from afar is a breeze, especially with all the automations these days. It's all in the book! My properties are in 4 states and we do fine, but I am learning that MTRs can really pay off if you put time into building relationships with placement agencies so it's a pain to have to do that in many markets. Pick one and really dive deep! 

There are 2 people I recommend for management in the whole US. It's a new niche so there are not a lot of managers in the space yet.

You could also furnish it and rent it 90 day min, but with its size and the min 90 days you would have to work hard to build relationships with placement agencies locally. It's doable but I'm not sure how much time you have on your hands.

You can also rent by the room mostly unfurnished, just furnishing the kitchen and shared areas. This will keep you cash flow positive and not be as big of a furnishing job or investment.

Hey Gaby, 

A 5 bedroom is quite large. You could do rent by the room but that's likely a pain with all the different tenants leaving at varied times. Is there a way to make this an unofficial duplex, even if one has more of a kitchenette?

There is also an area on furnished finder where you can look up the average stipend nurses earn in the area. 

I take the average monthly I think my property will make based on what I see on furnished finder (location, photo quality, furnishing).

Do you have a trauma level 1 or 2 hospital within 30min drive?

I've invested a lot in St Louis over the years and the pricepoint is helpful. Househacking is the best way because of the low interest rate and down payment required. Is it still off the table if you move into a nice duplex with 3 bedrooms on each side? 

STR can work, but I wouldn't do it locally. Maybe Branson or the Ozarks. The benefit of STR is you can put just 10% down which helps your pricepoint.

BRRR is a fantastic idea but its definitely not for newbies. If you go to local meetups and partner with someone experienced you can do a few together before you venture on your own. You could be the money guy.

Is it possible to make it two unofficial units? I prefer renting out whole units than by the room. Sure you might make a little more but its a lot of turnover, tenants and leases. 

Furnished finder is definitely an important place to network. If you get the nurse's recruiters info and/or the insurance adjuster, you can continue a relationship and they will bring you higher paying contracts (basically STR rates) than you will find on FF. FF is a discount site that nurses go to when they are being thrifty. Contracts can also work are a larger space like a 5 bedroom.
