Maybe you could create a timeshare for golfers. I know there is a really nice golf course out there. Run by the course and put up flyers and talk to the guys at the club house about what you have to offer, might lead to something. Just an idea to get creative. Plus golfers have money!

I would call those service providers and get a quote. Each place is different in price, depending on location from grid or main connection. I.e: The gas company, and LADWP. Good luck and keep us up dated.

Totally agree with Sue Kelly . There are to many unknowns with this situation i.e. More construction than you thought, what if finding a new tenant takes longer, etc. all these factors keep adding up to more loss of money. I'd look into more ways to invest the 30k. If what you have is working, why mess with it?
