Luke Texidor I am in the same process currently and waiting to hear back from buyers on some bids I put in. I have plans drafted and ready. Curious as to how hard it was to get utilities (water/power) pulled up to the lot, and the cost. Some numbers I have gotten have stopped me on some plots of land. For instance, city of Malibu wanted 20k just to bring the water up. That put me at a halt, lol. Thanks and congrats!!!
Rent controlled means that it's capped at a certain percentage you can raise the rent every year. I think it's around 3%. Places like Beverly Hills for instance usually do not have rent control and can raise up to 10%. Something to think about if your buying price and expenses are high.

I do the same as Archie. I have two going around the clock and a VW Bus I rent out as well. As Archie mentioned, location is really key if you want the most bang. I have one place that is close to UCLA and its booked because its so close to the college. 

Also parking, restaurants, walking distance to places is also key, because a lot of out of towners do not realize LA is so big and then want things to do close by.

Price wise, that really depends on the area. I'd look at what other listings are going for and mark it around that. Don't price it too low, or you'll end up getting below average guest.
