Hey Everyone,

Im Zack with Dunn Property Acquisitions & Renovations and would like to invite you all to meet and network June 27th at the Ale House off Western. 

Im active duty military and just got into real estate. From talking to people in and around this area it seems like alot of people are interested in real estate and are trying or would like to start. We dont currently have a meetup that I am aware of and many of the people I talk to are struggling to figure it out or dont know how to scale. By gathering and putting all our experience everyone will benefit. No gurus, no gimmicks just truly networking and building trusting partnerships.

P.S If you get offended easily dont try to sell your guru or take advantage of anyone because I speak my mind rather rapidly.

Hey everyone, Wondering what experience everyone has with any hard money lenders around. Currently looking into COGO and Carolina Hard Money. All help is appreciated.
Wow thanks everyone for the replies. I guess I should have put a little more info. It’s a fix and flip. The repair estimate is 20,000 to 30,000 depending on finish and arv is sitting between 115 and 120. Came up with the lease option in order to keep financing fees down. Sent him the contract Friday and he was all about it. Monday he backs out because he doesn’t want me to be able to assign it. I came back with 54,000 if I can’t assign do to having to double close. He now won’t respond to calls or email.
Hey everyone, I’m a newb so don’t roast me to bad for a stupid question. I have an off market opportunity that I had the seller on the hook at 57,000 if he finances for 18 months with a balloon payment and zero interest. Come to find out he has a mortgage balance of 57,000. I offered to do a lease with option to purchase but he was against it because as he says there is nothing locking me into purchase other than my deposit. Any ideas would be much appreciated.

Wanye thanks for your response. I understand if he doesnt want to but is it enforcable since the purchase option is filed with the register of deeds

Hey everyone i would really appreciate your advise. I went to look at a house with an arv of 115,000 and needing 20,000 in cosmetic repairs. I offered 45,000 and was going to wholesale for 55,000. He countered with 55 and stated he had a mortgage that was 55. I have now decided to fix and flip myself. is a lease with purchase option of 24 months a good idea. I dont want to put money in it then somehow get screwed where he can take it back or when closing comes there are additional liens on the title. I have tried to contact a local lawyer but soonest i could get a consultation is on the 15th. Thanks, Zack

Welcome Bill,

I'm PCS'd from Pendleton 2 years ago and kick myself in the butt everyday for not buying. 4 years their and $2,100 a month in BAH straight to base housing when Fallbrook was filled with below market value foreclosures. I had some friends that bought a house back home and rented it to family before they EAS'd. Good luck in your venture and if you ever need anything around Lejeune let me know.

I appreciate it Danny I'm actually starting with wholesaling because I'm trying to move down to Clearwater area in the next year or so and getting into some more hands on flips.
