I want to see if I’m possibly missing something.

How did you come to an ARV of $490k when one comp which was the closest was a complete renovation and sold at $360k and the other is not even a comp as it's a new construction home sold for $510k? Also looking at the active MLS photos on Zillow how did you come to the $80k repair budget? Do you have it under contract because it appears to be active on the mls currently for the past 100+ days.


Not trying to pick on you but this is the stuff that gives flippers a bad taste on wholesalers. If I missed something please let me know if not please go learn your numbers and myself and others will be happy to pay any assignment fee for a deal that actually makes sense

Hey Petronella, I'm a contractor in the area and would suggest expanding your search out slightly to Spring Hill Area or towards Carrolwood. The commercial growth from Wesley Chapel is moving that way. Wesley Chapel is the booming suburb right now. Spring Hill is just North and is rural so you can pick up a deal and carrolwood is a little older area. 

For that price range I would look for single story block homes that were built from 1980-2000. These homes are dated enough to get a deal but usually the bones are good enough to qualify for conventional financing. Budget $50-$80k for a moderate remodel and either pay that cash or some contractor such as myself offer long term financing (up to 15 years at 9%) to pay for the remodel.

Hey Anthony, we are currently looking for land to develop if you wouldn't mind sending me over some details. Also if it doesn't work for me I go on Property Radar and pull a list of everyone who has purchased at least 2 lots in the surrounding area within the last 12 months.
