@Mary Jay Hey Mary I felt your pain before. I’m still active duty military working nights 70 hours one week 30 the next, running a renovation business, working on a flip, and I have 3 kids at home ( luckily my spouse is a stay at home mom) The best advice I can give you is don’t buy into the time managment piece. It’s a myth. Get up attack your day and stop taking days off until you get to a position you are happy with. When you fill all the white space throughout your day you will realize how productive you can be. Sometimes kids have the best insight. My 4 year old told my wife “Daddy is a working head” when my wife told her its called a “workaholic” my 4 year old grabs my face and tells me I’m a “workaholic” I asked if that was a bad thing. She says “no it’s good Daddy I’m going to be one too.” Good Luck in life and do more today than you imagine possible.

@Adrian Ruiz Castillo Personally I would not use a script especially someone else’s. People will know right away you are using a script and usually write you off. I usually just say something along the lines of “ Is this Mr. Jones? My name is Zack you don’t know me but I see you own a property at 2304 North Pine would you be interested in selling?” I let the convo flow from their. Watch pros like Grant Cardone on YouTube he has a whole episode on cold calling which will probably help you out. Good Luck

@Lance Thomas Hey Lance as far as maintains transparency with the seller you are on the right track. I would choose my wording carefully though. As an example I always tell the seller that myself or a partner will be closing. If I read your wording right if you can not find a buyer you plan to close on the property yourself. I do the same thing and as long as you only put quality deals under contract you and anyone who purchases properties from you will be prosperous. In all of my deals everyone has to win the seller has to get rid of a non performing asset, the investor has to make money on the financing, and the end buyer has to receive a high quality product. If you take care of the ones in your circle your business will bloom. Good luck

Its Zack again with Dunn Property Acquisitions & Renovations I would like to invite you all to meet and network July 26th at the Ale House off Western.

A lot of good information was passed last month and this area has new members joining constantly. This area has alot of people interested in real estate (for good reason) and are trying or would like to start. By gathering and putting all our experience everyone will benefit. Welcome Patrick, I just recently got into investing in the area as well and I’m in the middle of my first flip. Im active duty on the air station actually and run a handy man and renovation business. Hey Joseph just thought I’d throw this out there since it doesn’t seem anyone has yet. There is a technique we’re partners or an individual acting as multiple people get together and throw numerous offers at one seller hoping that the multiple low offers will have the seller come off his numbers and choose one of the offers on the table which could all even be one person. If you know your numbers are correct stick it out. Good luck
