I am looking to hone my negotiation skills and have recently just finished the book Never Split The Difference. I was wondering if anyone has any good book suggestions for me to hone my negotiating ability for real estate!

Hey @Gibran Saliba I started wholesaling with $22.50. It can be done but it is quite hard. After your first deal, you will want to reinvest 90% of the money you made back into marketing to find more deals. I found buyers from networking on here as well as looking on Kijiji and Craigslist for people who buy homes as is. Finding sellers is just a matter of looking on similar sites for properties that fit your buyers' criteria and putting in an offer that works for you. Here are my favourite ways of finding houses for free
I bike around looking for houses because it is slower and closer I get a better look on houses that may not be abandoned but pretty run down
Outsource the driving for dollars for Uber drivers and offer them $500 for any addresses and pictures of properties they send you that goes through and make you money.
Approach property managers and ask if their clients want to sell any of their properties

@Trevor Morgan My experience with small towns is it is all about the purpose that town serves. For example, I invest in a tiny Canadian town called Cayuga because it is 30 minutes from a major city so it is a commuter town.
The main challenge of investing in a small town is the lack of renters. They can be stagnant environments so finding a small town that has a purpose beyond just a farming town is essential as it brings in more people to buy and rent. So my advice would be go for small town but make sure it is one that has a unique draw to it so you aren't limited with the amount of people currently in that down. Other people will be coming and going giving you some flow

@Frederic Babeux @Stephen Fryer My idea right now is to have an LLC owned by an American Corporation which is then owned by a Canadian Corporation so taxation moves through the American Corp because corporate tax is less there than Canada. What are some possible draw backs you guys might see with this model?

Hey!
I am looking at buying multiple properties in the midwest. I am a Canadian citizen and resident. Are there any additional taxes, paperwork, or intricacies I should know before I approach a wholesaler to buy some properties? I am looking mainly for multifamily properties that are turn key
