Investing In Small Towns

Hello Everyone!  My name is Trevor,This is my first post! I am a newbie who has the heart and passion for real estate.  I spent most of the day yesterday going through a ton of post by you wonderful people. I see most of you invest in huge city's for the big bucks. the most common areas around where I am located are what I would call "College Towns."  So i figure investing in apartment buildings would be my best bet. But in general i was wondering what it's like to invest in the smaller town's?  Is the profit margin worth the investment in small town's? What benefits in small town investing? Thank you all for the time you have taken to read and answer my post. I truly appreciate it.

@Trevor Morgan My experience with small towns is it is all about the purpose that town serves. For example, I invest in a tiny Canadian town called Cayuga because it is 30 minutes from a major city so it is a commuter town.

The main challenge of investing in a small town is the lack of renters. They can be stagnant environments so finding a small town that has a purpose beyond just a farming town is essential as it brings in more people to buy and rent. So my advice would be go for small town but make sure it is one that has a unique draw to it so you aren't limited with the amount of people currently in that down. Other people will be coming and going giving you some flow
