Hi @Mark Dowsett. welcome to the Tampa Investment Market! I am an Investor Friendly Realtor in Tampa.

To answer your questions, it really depends on how fast you want to make money. If you want to get more profit faster, flipping would be the way to go, but as you know, rentals are the safe retirement goal for the long term cash flow. Since you are just getting in, and are already used to rentals, (Rentals in Tampa are a pretty safe bet) I would recommend starting out with a flip. It will be something new and it will help give you that capital that you would need for lending. Most investment properties are going to be distressed in one way or another, so you may have to be wary that Conventional Loans, FHA, etc may not work for you because the houses wouldn't qualify (need to be able to pass a 4 point inspection) so that is what the beautiful Hard Money Loans and Lenders are for! They are short term, high-interest loans, but they are a Bridge Loan that allows you to use the money to Rehab the house into a condition where you would be able to Refinance into a Conventional or FHA.

I just looked, not sure what happened there, but we (Networth Realty) have Equitable Rights in this property and are Under Contract on it. Robbie does not work for us, so I do not know what happened, I am just as concerned as you are on that. We have had it Under Contract for 6 days.

@Aaron T. if that person is also from NetWorth Realty, then yes, it would be the same house. If that person is not from NetWorth Realty and the properties seem the same, I would like to check that other post because that would be a problem. We own this property and actually have sold it over the weekend, so it is now unavailable
