I'm looking at my first potential short term rental and wondering how accurate is the Airdna Rentalizer? Does it take taxes into consideration? What other factors should I be aware of that this calculator may be missing from its calculation? Is there another calculator or formula you've found works best when analyzing short term rental deals? Thanks in advance!

Hello, I'm looking at buying a couple of rentals at 70% market value. Has anyone found and had good experience with lenders with a 3 month refinance or "seasoning" period? I've been told about some online lenders in the past that do this, but I can't remember what the company was and can't seem to find any with a google search.

Does anyone use OPM to purchase turnkey rental properties then use delayed financing to transition into a mortgage right away? How do you make sure to provide your private lender with a return on their money? Is there a better way to go about this without putting down around 20%?

@Chris Seveney thanks for the info. I’m going to check out the property tomorrow to see what kind of condition it’s in. I checked the local county assessor website to verify taxes owed. I’m not sure when it’s going to tax sale, but how do your buy something like this while coming out on top? If I assume the tax debt how do I pay that back while staying profitable?

How does investing in tax delinquent properties work? I have a potential deal where an apartment building is behind taxes for around $120k. The property was assessed at $175k. The current owners is asking around $70k. How would I tackle this? According to him it only needs cosmetic updates and some tuck pointing. It’s an 8 unit all 1 bed 1 bath and he’s currently pulling in roughly $5k/mo with some vacancies.

Hello All! I’m looking for some advice on a lead. The seller is very motivated and says he’s been trying to sell for years. The property is vacant and he is behind one years taxes 4K. He has a loan open for 121k and needs about 30-40k worth of work and comps are only 150k. Any ideas on how to make this deal work with any strategy?

Hello, I came across a commercial/industrial property that the owner wants to sell. I've never done com/ind before so I'm not too sure what to be looking out for or what questions to ask. NOI, GSI, Terms of/length of lease, operating expenses. Is there anything else? How do I run comps to make sure I am getting/making a good deal?

I am new to real estate and I want to start wholesaling, I have my contracts, I have some target buyers, and now I need to find some sellers. For lead generation, do you suggest paying for leads or doing the marketing yourself? Thanks in advance!
