The toughest part for me right now is understanding how to finance a rental with little of my own money. Do I use a HML for the down payment and finance the rest through a conventional bank? How do I run those numbers to make sure the deal makes sense?

@Grace Widdicombe. Thanks for the info and advice, I really appreciate it. I have not moved forward with Paul and have decided to do a bit more research to try and figure out the best way for me to get started in real estate.

You mentioned you are starting a mentorship program, how would you suggest I go about finding a mentor locally?

Hello All,

I want to start by saying I am new to the world of real estate investing. I have been trying to learn more about this over the past few months. I came across an ad one day to team up with a real estate investor who will essentially walk me through my first deal. This ad was from Paul McGraws assistant. I filled out an application and now I am being asked to apply for a credit line with Seed Capital. If I get approved I will then have to interview with Paul to see if he will accept me into his program. I have been exchanging emails with his assistant but since I am new I felt that I should check with you guys and vet this opportunity. What do you guys think? Thanks in advance!
