A lot of DSCR lenders have prohibitions or limits on "first time investors" or renters but there are a handful that it would not be a problem

Hey Nicholas, I am a DSCR lender but don't do conventional. However, I have an AWESOME broker that I send all my borrowers to should they qualify for conventional. She can make any deal work. I'll send you a DM.

@Robin Simon the power of leverage. Lesson truly never gets old. 

Can you please explain why DSCR lenders cap/reduce leverage on properties that are considered "rural?"

Full disclosure here, I am an 23 year old AE for a lender known as Easy Street Capital out of Austin, TX. I work specifically for the "EasyRent" department in which we do DSCR loans for any residential investment property up to eight units, and we can even do mixed-use.

As a young newcomer to the sales game. I am always looking to network. Specifically, I am looking to grow and expand my network in the west coast, as I feel as though there are some great markets in the out west, and I can network/originate even after 5 pm CST.

Are there any good recommendations for mortgage brokers in the west coast? Any help/referrals are appreciated!

Thanks so much for sharing Robin! Very insightful information, especially on the reasoning behind why cash-out refinances are much riskier for lenders than for rate-term refinances & acquisitions, and therefore why rates are higher for this type of transaction. Overall A+ post.
