You can use an FHA if it's your primary residence. My advice: get a new lender.

If you're going to accept pets, then it's best to know that upfront so you can "pet-proof" the property. There are some simple things you can do to reduce potential damage. 
Use Use stain-resistant fabrics, hard flooring, pet doors. Doing so you'll be able to charge a pet rent and come out ahead for the extra risk.

Find a syndicator in your local market, then offer to underwrite/find deals for them for free for a short time in exchange for experience

A good place to start is our very own Jim Pfeifer's Left Field Investors forum. There are plenty of people talking about syndication deals and a list of reputable sponsors. 

The best way to start connecting with LPs and GPs to get a survey of the landscape and then talk to different GPs to see which is the best fit for your portfolio.

I agree with @Drew Sygit, the Midwest is an excellent place to buy multifamily. Although it's tougher than the normal environment to buy, it's well worth it.

To get more insight, it's invaluable to have some contacts in the area that you're buying to get boots on the ground view of the properties. Making connections and building a team is vital.

I've researched this topic before and came up empty-handed. Most data sources with a gp/lp relationship are from the sponsors.

Quantity and deal discipline. There's no magic formula for finding houses, it just takes consistency.

Appraisals are swingy, you could always try for a second opinion based on info you have. The safest strategy would be to build a duplex and hold, but it's a much longer-term play, and you might not see a profit for a bit.
