No, it's not dead. It's still a great platform for exposure alone. The water's been bloodied and AirBnB can afford to charge more now, so expect less returns than a few years ago, but there's still money to be made.

I think tying it to an index would be the most palatable way to introduce an inflation hedge.

There are pros and cons to renting. Yes, some people will pay 2k+ for an apartment so they can be in a desirable area and have flexibility if anything changes because that's what they value. This is an investment forum, so obviously we all share the common interest of making our money work for us. The downsides of having less geographic flexibility and higher potential costs aren't as important because our values are different.

I agree with Bill. See if there are any repairs that can be expensed to the 1031. Typically, the 1031 is used for settlement costs, but it can also be used for maintenance.

There are still good cash-flow plays out there, but they're more scarce because of the cap rate compressed environment. As @Arn Cenedella mentioned, it's easy to make a deal work when you're in a massive bull run. 

I suggest looking for experienced operators who have the track record to back up their projected cash flow. 

Spend a considerable amount of time building a good relationship with a property manager.

Depends on your goals, but my home market is Indianapolis, Indiana and it's absolutely thriving; there are many CA/NY investors flocking here. I almost don't want the secret getting out because then you will beat my offers haha
