Costs in major metros are skyrocketing — there will be more migration to rural areas. I'm generally bullish on high-quality rural markets.

Always have a conservative, realistic, and optimistic scenario and accept the potential of all the results. You can try to sit out the market, but the old adage goes, "time in the market beats timing the market." We aren't going to be able to predict the future. The best we can do is tighten our acquisition criteria and pick markets with good fundamentals.

I'd say never do it. In some cases, it might work... but I wouldn't risk it. I've seen it go south too many times.

 Eric - Look at the operator, the market, then the deal (in that order). 

Operator:

- Look at the track record, full cycle deals, experience, team, investor base, and competitive advantage. 

Market

- Look at the population/rent growth, rent/income, job sectors, schools, and other fundamentals and match them with your criteria

Deal

- Look at strategy, full business plan, if they've done similar deals before with similar assets/markets, are the sponsors local to the deal, risk profile, headwinds/tailwinds, etc.

     Very true! The internet is one of the biggest contributors to this; easier to "otherize" people.
