I have family who invests there. Significant capex because of older buildings and legislative risk. If it's not your home base, not worth it IMO.

Midwest markets are a great place to invest in the current climate. Consistent rent growth, population growth, and stable fundamentals. Certainly not a boom-bust market.

For a first-time flip, this is relatively complicated. The "gotcha" that I'd advise you to look out for is ballooning costs - your assumed budget will likely double by the end

You need to connect with a brokerage. Not worth it; find a good agent.

@Kendra Buttersworth It's okay to buy a condo and I've known many people who have made money - but it's risky. You're at the whim of the HOA, who can pass rules that immediately make the deal unprofitable or limits your tenet pool.

Depends on your risk tolerance and how much control you're willing to give up. When buying, comb through the CCRs!

There is no "bad" time. The only difference is how you put a deal together and how long it takes to find one. Inventory is down right now, so it's going to take some more work, but real estate isn't a stock that's going to bottom out on you.

This is more of a mindset question. Are you treating your real estate endeavors as a side-hustle or a business? If the latter, then read up on how to build a business, even as an employee of one. 

My personal favorite is Zero to One
