Convert single family into duplex

Hello all,

There's a large enough house that I'm considering...it seems to have the potential to be converted into a duplex. The house will need rehab. I'm a new investor so I really don't know what it takes to convert it. I would appreciate anyone who has done this before to let me know of any "gotchas" that I need to look out for - and also any relevant information that I need to consider - cost, how to split the backyard etc...

If this is your first rodeo, hire a pro to help. Splitting up a house into a duplex (or a house with ADU) is not for a DIY project for a newbie. Look for an architect in your area that is experienced with these. You'll need permits, zoning, utilities, and a million other things before you decide how to separate the backyard
