I haven't see Sarasota mentioned here yet, but that is a great location for STRs as well! There are several amazing beach areas such as Siesta Key, Lido Key, Longboat Key, and Anna Maria island. Many of these beaches are consistently ranked in the top 10 in the US each year for most popular beach destinations. I am local to the area and would love to help out if you have any questions.

If you are looking for an area to purchase an STR property, Sarasota is a really great area of FL. If you can find properties on or near Siesta Key, Lido Key, Longboat Key, or Anna Maria Island, they make for very lucrative STR investments.

Sarasota doesn't have any rental restrictions. I am local Realtor in the area and have several clients who have STR properties near Siesta Key and Lido Key that do very well. If you would like we can connect and discuss the area a bit more and see if it work for your investment goals.

Hello John,

I personally would sell the NY property and consolidate down in FL so you are able to keep a closer eye on the properties if needed. Tampa and surrounding areas such as Sarasota are great short term rental markets as well, so you could use the proceeds from the NY sale to buy a few STR properties and would have much great cash flow than the NY property.

Hello BP,

I am currently working as a Commercial Realtor with Keller Williams in the Tampa / Sarasota area. I eventually plan to own my own STRs and LTRs, but for now I am building capital and gaining as much knowledge as I can.

I am wanting to start working with an STR property management firm in the area as an employee to learn the business more and gain additional consistent income between my sales an agent. I was wondering if anyone has any insight on working as both an agent and a property manager at once. Is it plausible to do both effectively or would the property management job eat into my ability to work as an agent which is my main focus?

Also, I am wondering what type of pay structure you receive when being employed by a Property Management company, is it commission based as well or a base salary? Do you generally have a set schedule as well or is it similar to being an agent in the sense where you can mostly work remote unless you need to visit a property?

Hello BiggerPockets,

I have been searching around but haven't been able to find much info on this topic. How do you come in contact with hedgefund investors or institutional buyers? I see people posting that they have hedgefund buyers who will pay full retail prices for properties that match their buybox, but I can't seem to find much info on how to get in touch with the agents for these hedgefunds.

Can anyone recommend how to find them? I am located in the Central FL market if that makes any difference.

Hello,

My partners and I are about to launch a new cold call / sms marketing campaign, but we are unsure which list we want to target. We narrowed it down to:

- Code Violations (trying to find distressed properties)

- Pre-Foreclosure (assuming landlords have some tenants who haven't been paying rent during the moratorium and don't feel like dealing with the headache anymore)

Our thought process is in the current market environment, the only type of houses we will be able to wholesale will be houses that need a lot of rehab. Anything that is in good condition will sell on the market quickly. We were looking into code violation lists, but they might be hard to obtain in our area. Are there any similar lists to pull that to try and find homes that are in need of rehab? (We will be driving for dollars to find some as well but looking for a large list to work off of as well)

Also with the current moratorium, are people still being placed in pre-foreclosure for missing payments even though they can't be evicted?

Does anyone have any recommendations for other types of lists to market to that are effective in the current conditions of the market as well?
