@Quentin Jivery To find cash buyers, you can either pull a list online, or you can try Facebook Groups. I have done a ton of networking through Fb Groups and it is a great way to meet local investors.

I would also recommend going to local REIAs and Auctions. A lot of the major local investor players will be at these events.

Hello @Parker Foley,

I have actually built out an entire system within Highlevel specifically for REI and wholesaling.

We have several email campaigns, automated lead follow up, paid ad integration along with follow up campaigns, FSBO/Expired Data, Distressed Homeowner data, and Direct Mail all integrated into the system.

As far as the personal FB account, I am not aware of any softwares that have a direct integration into a CRM. But what I personally do is use forms within Highlevel that have people submit their information, and once its completed, it adds all the appropriate tags based on their responses.

Hello @Michael K Gallagher,

Have you tried using Twilio instead? Our CRM links in directly with Twilio so you can buy as many numbers as you want for any area code for $2 per month. It also comes with a mobile app where you can call and text directly from the app to reach out to your leads.

Hello @Lisa Beard,

There are several different ways you can go about it. I would say the first step would be to get a list of Investors who own several properties in specific locations that are desirable for STRs.

From that point, I would do outreach to each of them with information about your business, along with maybe some marketing material showing monthly revenue for STRs in the area compared with long term rental numbers so show how they can increase their revenue.

@Elizabeth Conklin, Just be aware that Sarasota has recently adjusted their minimum stay requirements to 7 days, and several areas of Tampa have started to restrict them as well. Bradenton has no minimum stay requirement currently, but that could change in the near future.

Hello @Mercedes Anthony,

I can give you some insight as I am an investor friendly agent myself. Number 1 tip is to be relationship focused. Build great relationships with a handful of investors by meeting them in person, and constantly staying in contact with them. Same goes for wholesalers and agents, you want to identify the best wholesalers in your local market and build a rapport with them. Let them know your exact criteria and if they start to send your properties that have inflated ARVs or things that don't match the criteria you gave them, then move on. 

Try to stick within a smaller radius (typically 2-3 counties preferably) and learn the market inside and out. Another major factor is learning to run comps and numbers extremely well. Investors deal with a lot of bad agents and wholesalers, so in order to prove your value to them, you need to come to them with verifiable numbers for rehab and ARVs. If they are long term rental investors, you must learn how to evaluate multi family properties from an investor lens as well. 

When comping, make sure to be very specific. Stay within either a .7 mile radius, but you also need to make sure you are staying within the neighborhoods and not crossing any major highways or roads to find comps. Also make sure to always check for Wood frame vs Block construction, garage or no garage, pool or no pool, and adjust accordingly if you are not able to find exact comps.

Hello @Andrea Diaz,

Multi-family properties are a great investment for cash flow, but you just have to make sure you run your numbers properly and buy right on your first deal. The FL market is inflated right now, so I would recommend looking for a multi-family deal with a value add component to mitigate some of risk. That way if the market does correct (I am of the opinion that the FL market is in too high demand to crash, but there will be a correction soon), you have some room to weather the storm with either cosmetic improvements or rental increases.

Unfortunately a lot of the beach areas of FL have been cracking down on STRs. But over here where I am located in Bradenton, there are no restrictions as of yet. The Anna Maria Island / Longboat Key areas are great for STRs, I would recommend taking a look over here. Feel free to reach out to me if you would like any more information on the area.
