Virtual Assistants might be a great path to start with. Start tracking your day and find out what your most time-consuming but low-return tasks are. These are ideal to be taken over by a VA.

I would suggest using one of the BP-recommended lenders. You can find them in Build Your Team at the top left of your screen. As most everyone above has said, this does not sound like a legitimate lender for multiple reasons.

The strategy I see is a long-term hold on these BTR projects. Either the developer is looking for a long-term hold or is selling to an institutional investor looking for a long-term hold.

There are some great non-QM options that could help you with a cash-out though you can acquire these loans with or without a broker. The rate will typically be higher than a mortgage through a bank or credit union but will be targeted more toward investment properties. BP lists some great options for these lenders in the Build Your Team tab.

I think the biggest things you should look for is their track record and others' experience. There may be some newer operators on a team, but overall the team should have a very strong track record of full-cycle deals. They should be able to share the returns and the hurdles overcame on all of these deals. Second, I would speak with people who have invested with them before and see what their experience was. Were they transparent, did they have string response times? You will be placing a lot of trust in these people and should make sure you do the proper research.

I agree with Kerry that social media can be very powerful for listing. The places he listed are among the most appropriate for selling real estate.

    A lot of people have said that the STR market is over-saturated but I have to disagree. The market is more competitive as there are more players in the game and it is becoming more accepted as an asset class you see more institutional-style players. I think both options are a great choice and it really comes down to the numbers. Which option is closer aligned with the amount of time you want to put in and the return you are looking for.

    You can typically find the most accurate information from a county's tax site. You can often find the previous year's tax bills as well.
