I started using RentRedi last year. The main reason I started using it was for rent collection. What's great about it is your tenants can pay on the platform and they can set up automatic payments. They can even, if need be, pay you rent with a credit card. There is a box you can check to have automatic email reminders sent to your tenants reminding them that they're rent is due beginning on the first and for each day after that they still haven't paid. The only downside is that there is a little delay from when rent is paid until RentRedi initiates the funds be deposited into your account. My tenants are good about paying on or before the 5th, today is the 8th and although the transfer has been intiated, I am still waiting on some of my rent payments to reach my account. Not a big deal, really, unless you get into a situation where your account is running a little lean. The feature I like the most about RentRedi is the accounting piece. You can sign up for REI Hub which is the name of the accounting feature through your RentRedi account. There is a small monthly fee to utilize this feature, but I found it makes my life easier when it comes time for taxes because you link your business credit card or checking account to it so keeping up with expenses (write offs) is much easier.

I am looking at using RentRedi and want to know how others' experiences have been. I do not have a large portfolio and am doing fine managing right now. I am looking to prepare to scale up and do not want to have to be sending email invoices and going through my account every month to make sure payments were made. 

Please let me know if you have had any experience using RentRedi, good or bad. If you have any other recommendations, please feel free to add them to the conversation.

When starting out in real estate, it's important to create a focused buy box that aligns with your goals. Since you're already considering a 2-3 unit property, the next step is to determine the specific area in Atlanta that interests you. Decide whether you prefer a turnkey property or a project that requires some work.

Contacting a lender to get pre-approved is crucial as it will provide clarity on your budget and help you narrow down your search within the appropriate price range.

Networking with brokers/agents in the area is highly recommended. They can provide valuable insights and information about available properties that fit your buy box. While online research can be helpful, having a broker or agent on your side can give you an early advantage in finding deals.

I would recommend looking at Harm Money Lending. There are some great recommendations from BP if you click Build Your Team at the top left of the screen and go to hard money lenders.

I would try and target a STR investor. Websites like this and other STR forums would be great places to advertise. They will be able more likely to consider paying a high price for creative financing if they could take over your low-rate loan.

I would recommend having a title company do this for you. They do these types of recording all of the time and will know the correct process for the area.
