I live in the Austin area and I agree 100% with @Paul Sedillo
I would love to own an STR closer to where I live but I just can't make the numbers works. The properties are expensive, the taxes are HIGH, and the occupancy is low from what I can see.

Thanks Nathan, in line with what I see but thought I might as well throw it out there and see what I can reel up!

Quote from @Paul Sedillo:

I live in the east side of Austin which is the hottest area for STR. With that said it is a saturated market and very difficult to find a property that would be a good investment. Right now there is also an overabundance of STRs going after the same renter. You would have to do something substantial to motivate people to rent your house. Is it worth dropping additional money to make a cool place to rent, will it be a good return on investment?

Candidly, the days of Austin being a hot market to invest in are gone. I'd rather give you the hard cold facts versus seeing you invest $450,000 into the hopes of turning a small profit.

Thanks Paul! That's what I've seen as well from researching the market and was hoping to see something different but I appreciate your candor

Yes, first check regulations. Number two you say you want to do this before the end of the year? You know that's only 6 weeks away?

Haha yes, still looking and if we don't. It's not a big deal but might as well try now.

Regulations are good

Look at regulations before you try that.

Yep, already done, Austin allows STR. You just need to register and get a permit

My friend and I are looking into the Austin, TX market for STRs and wanted to get opinions/tips on the areas to look at and what to expect

Does anyone own a property that they do STRs on and can give us a general sense of how that market is and places to look into or avoid

Agents and property managers, feel free to let me know as well.

We are looking at homes around the $450K mark

Any specific tips or helpful advice would be appreciated.

I've gone off the platform, it's not that scary but obviously do your due diligence. If the guests have 5 stars with multiple reviews, go off platform.

Note some states claim they are LTR tenants if over 29 days so maybe sign a 28 day lease and. a 2 day lease so you dont have to worry about evictions

It really depends on what the seller wants and what return you want to that it still makes sense

Personally, I think you should find something in Jersey City if that's your long term plan anyways. How I see it is, if you're going to be there long term then that tells me you

There's also a lot of advantages in doing it in your backyard specifically your local knowledge that you can't get somewhere else and finding the boots on the ground is easier.

I say this as someone who does out of state. Possible, but easier in your city

We have a STR in Melbourne, FL. Proper has gone up to $8500! Please tell me there are other reasonable options. Thanks! (I've searched the forums, but haven't had any luck.)

Its only getting worse, this is why a correction is coming. I live on the beach in FL,  I see what's going on. 1st the condos are going to crash. HUGE assessments are happening and more coming. 200k assement I saw this week, can you say crash, then it will spill over the houses. Now sure there are some areas that are not going to get killed, but Jupiter- Miami,  Naples - Tarpan Springs, watch what happens.

Sorry on a rant ,

are you saying these will be killed: Jupiter- Miami, Naples - Tarpan Springs

or it wont be affected?
