@Shella Sanders its my understanding that the income could come from a gift, not my area of expertise just what I've read I could be wrong. So compounding interest is a phrase used basically meaning its earning interest on interest as a result of reinvesting the interest over long periods of time. There are some really cool charts on the power of compounding over the years online that can probably give you a better visual and explanation that would be worth checking out.

@Rohan J. I've always liked using my smart move does it all except income verification. It's low priced and easy to use for both parties. Your tenants pay them directly. Hope that helps!

@Javier Sanmiguel Congrats on your 1st deal! I would suggest searching for insurance brokers in your area. It's been my experience they can "shop" multiple insurance companies and get better rates than the big name insurance companies you hear advertise.

@Shella Sanders you should consider opening a roth ira account for them. Your allowed to do it, its called a custodial account. If your looking specifically for a college fund maybe its not a good idea but long term with the power of compounding that account would grow pretty nicely. You could just auto set it to a target date fund and not have to worry about it. Its pretty simple to do, always ask  about what kind fee's there are with ANY type of account. If your going to do a regular saving type of account, I would check with local credit unions they usually have a little bit better interest rates.  Best of luck!

@Joel Galindo you definitely need to follow through with the eviction. Do not put her stuff out and change the locks. I don't know all the details of your situation but that's not a good idea unless the local cops there can help you out. Look up NRS 40.253 and NRS 40.254 that goes over the eviction procedures.

@Torin Murphin I just closed on a house last month at Cadence. Your right the builders aren't very lenient on lowering prices, that whole community is pretty hot right now. But you might be able to get some credit for upgrades and options depending on what stage the house is in. If you happen to come across a house that's complete and a buyer happens to fall out for whatever reason, that's where you'll find a better deal.

I just saw this today on a listing here in Nevada. Thought it was the craziest, most convenient thing ever. Not the most sanitary but I'm sure it's there for medical reasons a person may have.

@Christopher Vargas South up on Las Vegas Blvd has a lot of new development with many amenities near by: bus lines, shuttles, grocery stores, newer local casino with bowling, movies, restaurants. All the things that I personally believe a short term renter would want. There's a condo complex you can get a 2/2 for about $100-$110K and have seen investors rent them out fully furnished for $1400/ month. PM me if you'd like I can get you more information.
