Have this nice 3bed 2bath single story listed 1714 Sq Ft. Its has No HOA, annual property taxes are very low. Its priced to sell at $85.00 a sq ft. I come up with a ruff figure of $134 per month in expenses that include (Taxes,insurance,sewer and trash).

Its has great curb appeal, is in a quiet neighborhood. Only thing it could probably use is new carpet throughout, everything else has been maintained and kept up. Handicap accessible large bathrooms. Rents in that area range from $1050-$1200 per month. Currently only 3 other properties up for rent in that subdivision out of 300 plus homes. Not much competition out there.

Hey guys I know this is an older thread but thought it might be useful to someone else who maybe searching for info on prospectnow. I’ve been using it for about 4months now, my partner and I use it. It’s very convenient when researching a commercial building. You get property owner/ LLC members info, recorded documents such as liens and loans, sale dates, their current lender info. Where I’m at in Las Vegas this is all public info you can gather from county and secretary of state websites. But in my opinion it’s made researching properties much more effective and efficient. Yes @Chris Clark you also get the phone number for the supposed decision maker CEO or managing member if it's available. One of the first calls I made to a building owner was the owner wife’s cell phone. She was a bit surprised we called her number, that’s when I knew this thing worked J So not always the correct # directly BUT its a path.

You can merge with Salesforce and another program I believe. The Tenant search is pretty neat as well sometimes gives you info of how big company is, number of employees, contact info, lease expiration.

Hope this helps, it is a bit pricey at around $90.00/ month but worth it if you’re going to use all its features.

Just wanted to introduce myself. I've been on BP for the last few months and absolutely love the podcasts. I stumbled upon the site like a lot of members do. At the time the podcast shows were up in the high 40's, after listening to a few I became addicted and had to start from show 1. Yes it's taken me few months but felt like I'd be missing out if I didn't start from the beginning..lol.

So I figure now is a good time to start participating throughout the site. Little bit about me: I've maintained a full time job and have been licensed since 2005. I enjoy reading/listening about anything real estate!

I look forward to the continued learning and hope to personally meet some of the other members in Las Vegas. I'd love to network, share ideas, strategies and exchange stories.
