@Craig Cruz Check out Key Realty think they're doing online only classes at the moment vs mandatory in-class.

@Kacee Bui Henderson is a good move. Even some of the older homes in the surrounding areas of "Water Street" the downtown of Henderson. Most of those homes don't have HOA either, they'll need some work but I believe there's potential. It appears that the Golden Knights Hockey team AHL club will building a new 6,000 seat area where the Henderson Pavilion is currently located on Water Street that's going to help with the revitalization of the area.

Hey @Marvin Johnson there are some useful forms and contracts on this website. If you go to Tools tab then Fileplace you'll find some there. You can also try google some, you want to make sure you do you're own research and are using the correct forms for whatever it is that your doing.

Hi @Nickinson Bernardin I don't think getting a home inspector license will help with finding discounted properties. You'd be better off getting a real estate license and having access to the MLS to search for properties. Its not a bad idea to be a home inspector to get your feet wet and learn what to look for in a house.

Hi @Blake Johnston if the smell isn't too bad there are machines called Ozone generators that help remove smells. You can buy the machine or find a company that does it. Maybe if you do that, get the carpets cleaned and maybe a fresh coat of paint will do it. The good news is that it sounds like its a smaller place being a 1 bedroom so it shouldn't cost you to much. If you have to remove the carpet consider replacing it with some laminate, less headaches in the long run and possible an opportunity to increase rents.

@Account Closed I've heard similar stories from buyers trying to acquire from this website. I don't think there are any work around's unfortunately. Keep at it!
