Yes @John Ma definitely for commercial use. I would say Prospect Now is to commercial as to Property Radar is to residential.

Go to your county recorders office website, I believe it's Hudson County right. I saw they have one, but keep in mind that sometimes it can take some time for them to update the records. Or you can you check zillow, sometimes that will tell you if the property is in contingent, got withdrawn, or sold status already.

@Marcus Walker You can always look up crime maps and statistics from your local police department. Look up the school district website and find out what the schools in that area are graded, I believe they're still graded on 1-10 model 10 being the highest. A title company or even REALTOR would be able to give you specific demographic information on an area or zip code. Such as income brackets, types of jobs, education level, percentage of owner occupant and rental properties. With all that information and if you have boots on the ground or can look at an area yourself that should give you a solid idea on what kind of area your looking at.

@James Louthan I always tell people how great my printer is, when they complain how expensive ink cartridges are.  I use a Brother MFC-7840W I use the hell out of it! mostly print and scan. Ink toner lasts forever. Check them out.

That area has always been kinda tuff to say it nicely. But it does have some good things happening around there that might eventually help those prices rise. The new Henderson Hospital is near by it'll open this year and master plan community Cadence is also on that side of town. But yeah HOA owner occupancy rule is a killer. Maybe they have a waiting list or a certain percentage of rentals that are allowed to have like some of the other HOA's with those type of restrictions throughout Vegas.

@Brett Sorenson Try finding a local insurance broker. They can be very useful an helpful. Try googling, yelping, or reaching out to local investors and find out who they use, read reviews on the brokers if available and just go in there. A good broker will have many companies to chose from.  Best of luck!

@Todd Fithian I know some investors personally who are still buying in the Palmdale/Lancaster area. They have some good areas, I know they get a bad wrap sometimes for crime and stuff like that. But people (familes) are still moving out because of the affordability. Last time I read they are continuing with the speed train which will run through there.   

Yes you should definitely stick to the safe side. Even with tenants offering higher rent and deposit. I don't think it's worth it. I've had to tell applicants before to not waste their time. It's hard sometimes to instantly deny them based on prior evictions, I understand life happens and things like that. But with an eviction on their file they might not have much to lose anyways if they decide to stop paying.

I used Frazee paint here in Las Vegas think its a Sherwin Williams company. It's very affordable buy it in 5 gallon buckets. Use flat through out the home, and a semi gloss only in the kitchen and bathrooms.  Color is Biscotti very neutral tan looking color, never had any complaints.

Its been my experience that the really big insurance companies either don't offer or cost is more than it should be for landlord policies. Of course with insurance it varies from one individual to another. Not sure if  SafeCo or Century National operate in your state, give them a try. If that doesn't work try finding a local insurance broker.
