@Garrett Diegel I have a lease, smoke detector addendum, drug free housing addendum I can send you, that should give you a pretty good start and you can add or remove stuff. Also one of the credit bureau's website info to do screening. PM me your email and I'll send that over.

Robert I'll PM you a good title company in Henderson they aren't huge but they're customer service and attention to detail is always great, low fees as well!

Hey @Joe Ellis to clarify I would have the tenants put those 3 utilities  (water,power,gas) in their name. That's one less group of utilities that you as a landlord don't need to worry about. If they end up leaving and not paying or don't pay their bills on time and accrue late fees, those companies will follow that person, NOT the landlord. I'm speaking for Clark County NV. I know some other states are different.

My first rental I made the mistake in keeping the utilities in my name as a landlord. There was an issue with a water bill being extremely higher than usual, and my tenant at the time felt like he shouldn't have to pay that and became an extra headache I could have easily avoided.

Chris the brokerage I work with do property management. They're very careful screening tenants, give multiple property discount and don't have junk fees. Let it be at least one of the companies you or aunt interview.

Yes Tom the prices have gone up, returns are alot lower but still some opportunities if your in it for the long run. Sewer and trash are each about $250 annually. Besides your taxes, insurance, and HOA your tenant will should be paying an have (water,gas,power) utilities in their name. You should never have your tenant pay directly for sewer, trash, or HOA. Those are things that if not paid for they will put a lien on your property. You either built it into the rent or bill it separately, but you stay in charge of paying it.

Entry point was 4-5years ago. Condo prices have gone up. In my opinion prices are to high for them to be a good cash flow investments. HOA's are high, rents are typically lower in general. If your looking for buy and hold then it maybe good. Just like in any market you could still find some decent deals if you search hard enough.

Think one of the BP members from Vegas has a condo listing that's coming up.
