Expensive Southern California investing still?

Hey BP Im a newbie investor right in the heart of Southern California and have been struggling with a second investment. My first investment was a small duplex that we are house hacking and has worked out great, and like so many others, Im ready for another. The question/concern that I have for all you Southern California Investors is, how the heck are you able to find anything within reason. I know the list can be miles long on how to find deals, but my real question is, is any of the “deals” in this market still worth investing over? Whats your strategy, to wait for a lull in the market, or are you still just as fired up about finding deals that are seemingly pretty inflated, but still cash flow? Anyways, Im not discouraged, Im just a bit unsure if it’s a good idea to pull the trigger on anything that seems to be $100k over value because the market is inflated. To wait to invest again, or not… Thanks everyone!
