good eye keeping that property on check by the way. The fact that you noticed its been on and off the market 5 times says a lot man.

just get it under contract for a REALLY good price and put or have someone put a subject to pass inspection clause and or subject to pass a phase 1 environmental report done. Work it into the deal that the seller pay for the report or inspection or BOTH. if theirs really nothing wrong he wont care.  

Hello Names Christian,

I bought my first personal home when i was 20, fast forward a couple years later and my credit is in ruins. I'm currently in the processes of establishing my credit to get a loan from my mortgage lender for my first investment property and have verbal agreements (nothing set in stone) for a hard money lender for repairs. 

Anyways is their another way to obtaining a loan for a property other than going through your typical mortgage lender? other than having a butt load of cash on hand?

My name is Christian and I have been Landscaping gardens In Tucson Arizona for about 8 years. Talk about Dry. 

As a novice Investor, I do know my landscaping. Looking at landscaping from the investors point of view. I'm sure you definitely would like your investment to appreciate over time. I would say spend the money on a Landscape designer. 

Not only is he/she going to make it look appealing. The designer is going to put Native plants, that not only will have a longer life expectancy, but will be low water usage, low maintenance and will put trees and shrubs in places where you want to block the sun to save on utilities. 

Not only that, I mean, you wouldn't build a house without blueprints so why treat your yard any different, remember a good landscape can add 15%-20% appreciation to your investment (depending where you live).

Over all a good return on investment for the investors that like the buy and hold strategies. Don't necessarily spend crazy money on the install. but a good Landscape design done by a professional goes a long way. Always remember to talk and have a convo with the designer about what are your expectations and goals.

Hello, I'm a Landscaper for a company in Tucson that will soon be doing my first deal. 

I always wonder. when doing a fixing a house for rehabb or to rent it out. Would it be wise to invest in a landscape architect and budget in a good landscape design. Not only can it increse your property value 15- 20%. Its also a very good selling point. Yes we all know the wife loves a good kitchen, Bath and sometimes closet. But I don't know how many times I have heard "we didn't know about the house but the beautiful landscape did it for us" or "This house was way above our price range but we got it anyways because of the landscape." so my question is, to professionally or not to design?
