I was wondering if anyone can help me out on a Hard money loan question in the Tucson Arizona area.

Well like any real estate investors starting off I run into another roadblock..

To keep my story short:

  • I want to focus right now on my first flip to invest in buy and hold.
  • I teamed up with a local wholesaler for the acquisition/deal flow
  • I have been networking with a local hard money lender from the local REIA for financing.
  • With trusted references and my network of construction workers. I could pretty easily have a team of rehabbed for the construction.
  • I'm also fortunate to know a couple of really good real estate brokers for the disposition

I really would like to work with the hard money guy that I know because he knows his stuff, he is honest and I think hes trying to mentor me. But when I asked if I can put my personal home as collateral for the hard money loan, he said his company does not accept personal homes as collateral for loans even though it has equity. He needs 20% down for any loan and as a construction worker with no deals under my belt. I don't have 20K to put down.

It would be ideal to get a hard money loan with my personal home as collateral and have the hard money guy that I know be a part of the deal somehow. 

Is that possible?

Is a hard money loan with a personal home as collateral even viable?

Is their such a thing as a hard money home equity loan?

Do I even make any sense?

Any feedback is highly appreciated, thanks in advance.

Names Christian,

I'm a relativity new Investor Just focusing on getting my feet off the ground. A little bit about myself. I'm  25  years old, 2 kids, wife and a mortgage. I work in the construction field and I'm in the posses of doing my first flip. 

For example, I initially wanted to buy rentals to replace my income. Then I realized, "wow, I totally need more money than what I have to invest in rentals!"

Fast forward to today, I knew i had to pivot. Now I'm going to flip a house, take the earnings from that flip. Parley that to establishing my credit, rentals or another flip. Even if i don't make any money on this flip and break even I will lean a lot for the next deal.

I'm like your average Joe, went to seminars, read a ton of books and went to a lot of REIAs. But the more I get close to this first flip, I realize how important getting together with like minded people and networking with good People is. With or without experience! So I'm taking Josh Dorkin's advice and want to set up a meeting / get-together in Tucson AZ. We can start Once a month meet up at a restaurant or something.

We can talk about different subjects every meeting. Flipping, calculate expenses, wholesaling, Searching for properties, multifamily, rentals, creative financing, single family whatever we want! But together people can do so much more!!!!

Right now I'm focusing on flipping, But I can learn from a wholesaler, a person doing rentals, a beginning agent wanting to invest, and I hopefully i can give something in return. We can all grow and lean from each other. Meet up in a family friendly (for investors with kids) restaurant and just network and move forward.

I'm hoping this post can spark a meet-up for beginning investors that want to start off with like minded people. Like my Friend Jim Rohn said...

Hello everybody,

Thank you for reading this post. I am a 24 year old landscaper in tucson az and been studding real estate investing, in bigger pockets and been doing my due diligence for about two years and now i think its time to PULL THE TRIGGER. 

I don't want to get stuck in analysis paralysis as i think I am ready. as im going to get for my first deal. 

I met this wholesaler/flipper from a bandit sign(very common in Tucson). I just called this sign yesterday, told him I'm a new investor, and he text me a deal. "This is a good deal for your first flip" he said. Now, he seems like a very good guy, down to earth, even trusted me to go to the property, go inside and take a look at it. 

I got privet money ready along with a team to rehab the property and a real estate agent to sell to market the property. But how can i know if he is trustworthy or is giving me a good deal? Should i even question that? Do i have to do that with every wholesaler that i come in contact? What is the exact equation to find out if his info is true? I just want to pull the trigger and my stupid skepticism is getting in the way. 

PLEAS HELP!!!!

Oh my god! @Jonna Weber Yes it was yours. Your are like borderline celebrity to me. Podcast 80 was the first one i heard. I accidentally downloaded this podcast. I had some REI knowledge but you basically paved the road to me and my families real estate investing strategy. So thank you, My wife and i are wanting to do what you did with your family.

Like zig ziggler said, your never know how far the ripples will go in the pond when you throw the pebble

@Ryan R. So what would you suggest? I know this question is silly but, Iv heard you have to pay money for mentors. I just cant see myself being mentored by someone for free. In my head why would they do that for free, how can I provide value to them? You know. I just don't quite understand the concept of mentors. I just know they are vital for success. 

So would i just straight up ask. "Hey do you want to be my mentor in real estate investing?" Would that be kosher? 

And about talking about the comparison I was kinda just talking about niche markets. You can definitely invest one you know the fundamentals. But me for example before i invest full time and dive into what I'm studying i have a lot more to learn. A LOT. I would hate to do something illegal, you know? But I totally get what your saying and i probably am guilty of a little wanting to learn more than i need. So thanks for that. I needed that push.
